Building a house can be expensive, and that’s why I’m giving you the 5 guaranteed ways to save when building. You shouldn’t have to be stressed about how to save money in order to build your dream home. We are currently building ours so any information I’m learning, I love being able to share with you.
5 Guaranteed Ways To Save When Building A House
1// Build on a slab foundation
You can save thousands by building on a slab foundation rather than having a crawl space. We originally were going to build a basement, but found out it would cost an extra $50,000, and truly all I wanted it for was for bad weather. In the Midwest, spring and fall always bring tornados, it seems like. So, we ended up finding out that we could just build a safety shelter under our garage for $7,000 or get a safe shed for $4500, basement idea was out the window. Our builder then explained the price difference between slab and crawl, which was probably like a $10,000 dollar difference, so yes to the slab foundation it was.
2// Don’t go wild on upgrades
Upgrades will get you! But, words of advice, don’t go crazy and only get what you know that you either truly need or know will be a hassle to do later on your own. When we finally got to the point of choosing upgrades, I was blown away by how much things can cost when building. Some of the things that we decided we just didn’t want to even think about doing later on were our master bathroom and the kitchen. The only thing I did not upgrade in the kitchen was the island, I can DIY upgrade it later.
We ended up leaving our closets, laundry room, and where a bench and coat rack by the garage would go, alone. We knew that adding closet systems could be something we did later on and would save us tons of money. I truly didn’t know how I wanted the laundry room to look so I didn’t add cabinets, but I know the certain brand we are getting so I can order those later. The bench, probably through a builder would have cost a good $7000, when we can build it for like $1500. No thanks!
If you’re wanting to know what upgrades are worth spending your money on, I write about it in my blog post, 10 Builder Upgrades Worth Getting In Your New Build.
3// Build up instead of out
Probably should have done my research in this area a little more. I didn’t realize that building out cost more than just building up or I would have looked for a different floor plan. Although, I really am in love with the floor plan that we choose. Anyways, building up is more cost-effective than building a house that is wider. A one-story home needs more framing and roofing, the wider you make it, whereas a two story home does not. It’s definitely something to consider, and there are a lot of beautiful homes that are two stories. If I could start over again, I probably would have looked at more two-story homes to save money.
4// Choose a plan already designed than getting a custom one
Hiring someone to design your home can be so expensive, and they usually charge for each change you make. You can find a lot of beautiful homes online, or even design one with your builder off one of their plans (that’s what we did). Architectural Designs has so many gorgeous floor plans. Here is the plan that we fell in love with and built our house around.
5// Do it yourself
Are you handy? Then maybe doing some of the projects in building your home would be a good idea and would save you a good amount of money. You could get family and friends to help out. If my husband and I were handy and had the time, we would have definitely gone for building our own home but we know this would have taken a while and we didn’t want to wait long to get into a new home.
So there you have my list of FIVE guaranteed ways to save when building a house. I hope this list helps you and serves you well.. If you have anymore ideas that you would love to leave, please leave a comment below.
